1. The service
Detroit Quality Services LLC (“DQS,” “we,” “us”) provides a technology platform that connects homeowners with independent, locally verified contractors for property maintenance, repair, and compliance-related work. Contractors are independent businesses, not employees or agents of DQS, and DQS does not perform the work itself.
2. Eligibility & accounts
You must be at least 18 years old and legally able to enter a binding contract to use the platform. You are responsible for keeping your account credentials secure and for all activity under your account. Contractors must be licensed, insured, and authorized to perform the services they offer in their service territory.
3. Subscriptions & billing
Subscription plans are billed in advance on a monthly or annual cycle through Stripe. Plans cover labor only. Parts, paint, filters, lumber, and other materials are billed separately with an automated 15% material markup. Annual plans are non-refundable once the billing period begins. Lead fees, toolkit purchases, and other contractor charges are due at the time of purchase and are non-refundable except as described in these terms or required by law.
4. Scheduling & access
Bundled labor hours reset at the start of each billing period and unused hours do not roll over. Priority and same-day dispatch are subject to contractor availability in your service territory. Access to the homeowner workspace requires an active subscription; accounts past due enter a grace period and may be locked until payment is resolved.
5. Work completion & sign-off
Contractors document each visit with photos, a material log, and completion notes. The homeowner reviews the work and signs off, which authorizes the contractor to request a payout after their payout setup is complete. Signing off does not waive your right to dispute work performed improperly. Material charges are processed off-session at sign-off using your saved payment method.
6. Contractor obligations
Contractors must maintain current licensing, general liability insurance, and workers' compensation coverage, and must keep those documents on file and current. Contractors who fail verification may be removed from the matching network and from the regional revenue-share pool. Contractors are solely responsible for their own taxes, including any 1099 reporting obligations.
7. Disputes & dispute resolution
Disputes should be raised through the Support & Disputes page within 30 days of a completed visit. DQS facilitates resolution between homeowner and contractor but is not a party to the underlying work agreement. Any dispute that cannot be resolved through support shall be resolved by binding arbitration in the state where the property is located, except where prohibited by law. Class actions are waived to the fullest extent permitted by law.
8. Limitation of liability
DQS provides the platform on an “as is” basis. To the extent permitted by law, DQS's total liability for any claim arising out of or relating to the platform is limited to the fees you paid to DQS in the preceding twelve months. DQS is not liable for the acts or omissions of contractors, for property damage, personal injury, or consequential, incidental, or indirect damages.
9. Indemnification
You agree to indemnify and hold harmless DQS and its affiliates from any claims, damages, losses, and expenses (including reasonable attorneys' fees) arising out of your use of the platform, your breach of these terms, or your violation of any law or the rights of a third party.
10. Privacy & data
Our handling of your information is described in our Privacy Policy, which is incorporated into these terms by reference.
11. Governing law & changes
These terms are governed by the laws of the state in which DQS is organized, without regard to conflict-of-law principles. We may update these terms as the service evolves; material changes will be posted on this page, and continued use of the platform after an update constitutes acceptance of the revised terms.
